    Developer
    Taylor Developments

  • Traffic & Roads

    • Increased traffic along arterial 332nd without county road improvements (needs 11 foot lanes, sidewalks and designated parking).

    • Plans for 16 homes and 2 parking spots per home, no garages. With the average home having 3+ cars, and no on-street parking on 332nd AVE SE or SE 42nd, where will these new cars go?

    Tribal input
The occupied Snoqualmie Valley, and Fall City in particular, has a rich tribal and archeological history from it’s original occupants and stewards, the Snoqualmie Tribe. We can not confirm that the Tribe has not been notified or included in the planning or permitting processes.

    Septic safety & water contamination

    • Large shared septic system within 200 feet of our community water supply and installed into critical soils susceptible to groundwater contamination

    • Septic system is within 1000 feet of a river, flood plain and seismically sensitive area.

    • Taylor developments has a poor track record of septic design in Fall City (see Arrington Court).

    Rural neighborhood density violations

    • Plans manipulate a zoning loophole that creates lots with an actual density much higher than R4

    • This means the homes are twice as big and the lots are half the size of a typical Fall City home

    • With the dramatically out of place home designs, the plans violate the comprehensive and sub-area plans’ commitment to protecting the rural character of Fall City
